Learn How Local Real Estate Investors Can Attract Sellers, Buyers, And Tenants Leveraging the Internet Through Inbound Marketing

In the early days of the web (the “caveman days” when we were still rubbing two sticks together to make websites out of html) there was a land rush on high level domain names of one or two-words for really general phrases. Things like “realestate.com” and “homes.com” as an example.

At the time, targeting search terms like “real estate investing” was in high demand.

Today, people are a little more sensible (a little more) and they understand that owning a domain name with only one or two words might work if you’re trying to offer generic information to a wide audience but not if you’re trying to market to a specific location-based audience.

Targeting a search term like “real estate investing” makes sense for a wider, more generic audience, while targeting a location-based search term makes far more sense for most investors who are buying, renting, and selling properties.

Here’s What I Mean By A Location-Based Search Term

If you live in Chicago and you want to try a new restaurant, you wouldn’t likely sit down at your computer and just type “restaurant” into the search engine.

You know you may get a whole bunch of links… none of which will be relevant to you.

Instead, you type something like “Chicago restaurants” or perhaps even something more specific, such as “pizzeria” and the name of a neighborhood in Chicago.

And the restaurants that show up for that search result? They were smart enough to use location-based SEO to optimize their websites. They built their sites around the location-based keywords that you used to search.

Yes…

… Google is getting better and better at creating location based search results on the more generic topics where people are likely looking for something in the city they’re searching… like “restaurants”, “plumbers”, and “real estate agents”.  But for the sake of what most real estate investors want to rank for, Google hasn’t quite figured out how to know the most relevant location to serve up results for terms like “investment properties”… so they show national results.

Google Serving Up Location Based Results… on the more generic topic that tend to be very local in nature. Like agents, restaurants, plumbers, etc.

The same idea applies to real estate investors. You have a location-based service and your website should be optimized for your location.

You’re not targeting a general, national audience with your generic information; you’re targeting a location-specific audience with location-specific information. In other words, you’re offering to buy, rent, or sell a property in a specific place.

To illustrate that… here’s what pops up when I search a general term like “sell my house fast” in Google.

Which means the results are very un-targeted and very hard to rank for… but this is the main SEO mistake most real estate investors make. Not targeting their website and pages to specific locations your prospects may be needing your services in.

Google hasn’t learned how to build in location based results for non-location specific searches that are important to real estate investors.

Or a phrase like “we buy houses in Eugene, Oregon“. That’s a location specific search.

To help you take advantage of “local SEO“, here are 6 simple tips to master location-based SEO on your real estate investing website:

1. Be As Specific In Your SEO As Your Audience Will Be In Their Search

A Location Specific Page… this page ranks very well in the Portland market and is starting to pull in some leads now. We got it there by building out pages for each specific city / market he buys houses in,optimizing them, and letting the SEO gods do their thing.

One investor I worked with wanted to improve his local SEO.

I asked him what location he served and he gave me the name of the county he worked in. I asked him if his prospective home sellers would search for the name of that county when looking to sell their home.

It was an “aha!” moment for him when he realized that they would more likely use the name of their city – not the county – to find the information they were after.

NOTE: We base all of our lead generation decisions on data. So in some areas, people do search by county… most they don’t. Just get to know the ways that house sellers, buyers, tenants, etc. talk about the area they live in. If they use “Berks County” to refer to their area all of the time… it may be a good idea to setup a page optimized for the county as well.

2. Consider Multiple Pages – Or Even Multiple Websites – For Multiple Locations

With Our “City Specific Landing Page” strategy and system in InvestorCarrot... we’ve made it easier to launch pages specific to each city / state you invest in. This helps put more pages on your website and get in front of more people rather than relying on 1 page to pull all of the SEO weight.

Chances are, you serve more than one location – perhaps multiple neighborhoods, towns, or cities in your area.

Depending on the amount of business you expect to get from each one, you might consider creating multiple pages (each page optimized for a different town or city) or even multiple websites if the markets are completely different and it doesn’t make sense to keep them on the same website.

Of course it probably doesn’t make sense to create a site for every single municipality in the area you serve but you should probably focus on the major ones (at least at first).

3. Don’t Just Think Location… Think Action

A location is only part of it.

Of course your SEO should not only be built around a location but also needs to be built around the appropriate verb.

What verb is your audience searching for?

Sellers are probably using the word “sell”, tenants are probably using the word “rent”, and buyers might be using words like “buy” or “invest” (depending on what kind of buyers they are). Creating a location based SEO strategy needs to include the right location but also the right verb for the people you’re reaching.

In fact, our research has shown that for every category of lead the average real estate investor is looking for (motivated sellers, cash buyers, tenants, lenders, etc.)… there are just a handful of “verbs” that those prospects are going to Google to search.

4. Extend Your Local SEO Beyond Your Website

He got his Carrot site ranked #1 and #2, then turned on the afterburners by optimizing Youtube videos for the same location-based search phrases.

Although you should optimize your website with location-based SEO, it shouldn’t stop there.

Use a service like Google My Business to help you place your business on a map, just as the real estate agents in the first picture above did.

And it shouldn’t stop there.

You can apply the same strategy to other sites and accounts, including Twitter, Facebook, LinkedIn, Google+, Instagram, Pinterest and more.

Each of these sites is an opportunity to create some location based SEO. (For example, if you specialize in selling homes in Chicago, you may consider a Twitter handle like @BuyChicagoHomes.

5. Extend Your Location Based SEO With Additional Differentiation

People are searching by neighborhood sometimes… In this quick search I did in Google, you’ll notice the suggestions Google gives me.

Notice in the picture above the suggestions Google is giving me.

Those suggestions are based on Google’s search data… and enough people type those phrases each month to matter.

So if you had a house for rent in the Highlands… I’d create a page on your website optimized for that very hyper-specific local SEO phrase… plus I’d also spin up a YouTube video for that phrase.

In highly competitive markets, you’ll need more than just location to differentiate.

If you work in a highly competitive market, then simply optimizing with location based SEO alone might not be enough. You may need to become even more granular in your location (drilling down to the neighborhood instead of just the city) or add something else to your Unique Selling Proposition (USP) to help you stand out from the crowd.

You’d be surprised how specific some web searchers are getting in their searches.

6. Make Sure You Have A Call To Action!

Location-based SEO is an indicator that someone is ready to do business.

They’re highly targeted.

And in the area you can actually help them.

A home seller who wants general information about the idea of selling their home might search “how do I sell my home for cash?” but that same seller will be more likely ready to act when they to search “how do I sell my Chicago home for cash?”.

IMPORTANT NOTE: I know I know, you’ve had a website up with us for a while and you’re chomping at the bit to move over to one of these fresh styles. I would be too. But for now, these fresh styles are available only for new websites launched from today moving forward. We are working on a migration tool to move existing websites over to these fresh site styles for those who want to, but we didn’t want to make you all wait another couple of months to leverage these designs for your NEW sites.

Also, our original site style in use on all existing websites before today is still our highest performing design in aggregate and one we’re not abandoning anytime soon. It’s still a beast. These fresh styles just give some more design options without sacrificing performance because they’re all tested, proven, and built with our Carrot Conversion methodology at the core.

If you know anything about Juniper trees is that they suck all of the water out of the ground they are growing in. When we tested this design (we originally called it the “Stacked Hero” internally) we ran the test on 20+ websites all across the country at once… and it consistently sucked more leads out of the web than most everything else we tested. Some markets it converted considerably higher, most it was right on par with our original style, and a couple it was slightly lower. But in aggregate it was our highest performing of the fresh site styles.

Many commercial property developers are now using crowdfunding platforms to raise capital for their projects. That means people who want to invest in billion dollar properties now have access to once unapproachable real estate projects — albeit for very small shares of the business.
Simon Baron Development Group, a New York based real estate developer recently announced that it is using the services of CityFunders to crowdfund $1 million in equity for the development of a Long Island City rental tower.
Earlier this year, Fundrise, a Washington based crowdfunding company, offered investors the opportunity to buy bonds backing the 3 World Trade Center development in Manhattan. The cost: $5,000.

“Investing in commercial property is generally very capital intensive,” said Heather Schwarz Lopes, chief strategy officer of Early Shares, a crowdfunding platform that focuses on real estate development. “Now investors can start at a lower price level.”
Shares in commercial real estate normally start with minimum investment of $5,000 to $25,000.
Crowdfunding for properties and other equities had only been available to accredited investors with a net worth of more than one million dollars or an annual income of over $200,000.
But following the passing of Jumpstart Our Business Startups Act in 2012, the SEC is set to release new rules that allow anyone to take part in crowdfunding equities. Those rules are scheduled to take effect next Friday.
“[Small time] investors can now invest with the professionals,” said Steve Drew, CrowdStreet’s products chief.
But people without real estate investing experience should exercise extreme caution.
Some of the properties are estimating sky-high returns upwards of 13% to 17% after an investor sells his or her stake. A typical investment holding period for each investment ranges from five to 10 years.
It sounds too good to be true. And it might be. There is significant risk associated with crowdfunding properties.
For one thing, risk valuations on investment projects are evaluated by construction developers or crowdfunding platforms themselves. Unlike traditional stocks and bonds, external credit rating agencies do not offer opinions on the risk associated with investing in crowdfunded properties.
Furthermore, like all real estate, these projects are relatively difficult to sell in secondary markets.
Dr. Richard Swart, UC Berkeley’s crowdfunding research director, acknowledges that property crowdfunding is riskier than traditional investments.
However, Swart said he feels that the increasing demand for these kind of crowdfunded projects will drive developers and platforms to be more transparent with the risk involved in each project . He, also noted that crowdfunding in real estate markets can be safer than other kinds of crowdfunding investments, since there is an underlying physical asset associated to each stake.

Investors in crowdfunded properties can pick between retail outlets, office buildings or multi-family residential developments.
Most of these projects are a cross breed between a bond and a stock. Like a stock, you hold a share in the company that runs the project but you also potentially receive a yearly income. Building developers project an annual income of over 8% return on your capital from rent payments and profits generated from building management.

1. Be clear in your mind that you are an investor and not a senseless accumulator of commercial properties. The idea of making commercial real estate investments is to produce handsome profits. So, if you mindlessly buy a commercial property that produces no profit on resale, you really just acquired a property instead of making an investment.

2. Determine whether you and the commercial properties are fully protected before buying. All your commercial real estate investments have to be totally separate from one another so that one lawsuit does not in any way affect the other investments. Talk to a lawyer to ensure that you are personally protected if you’re sued for any reason.

Here are some very interesting facts that they understand that they feel we are missing. For example, did you know that you would have to spend 10 years’ of income to purchase a comparable home in Canada?

In Brazil you would be looking at 20 years’ of income to buy a home and a jaw-dropping 35 years’ income in China.

Knowing how expensive housing is in their country and the affordability ratios of other countries, it looks to them that the U.S. is the most affordable country in the world in which to purchase real estate.

2. They see the U.S as a safe haven for one’s investing dollar and wonder why Americans are not taking full advantage of this

They see that U.S. tax law provides for many benefits including tax deductions, depreciations and shelter from capital gains with things like 1031 tax-deferred exchanges. It is interesting to see how ecstatic certain foreign investors become when they learn this for the first time. Their first thought is that it is too good to be true.
They do believe that compared to many countries, our economy is strong. They know that when they buy in the correct emerging markets, security of the investment is as strong as anywhere else in the world and with the lowest entry point for investing.

3. They see ease of purchase and cannot believe Americans have not gobbled up all the inventory

Foreign investors are intrigued that anyone who has money or access to credit can buy a property in the United States.
Many countries have rules governing who can buy and what they can buy. Often they must have a certain net worth and even prove to be a producer of income in their countries.

Do you know, for example, that no one from outside the country of Mexico is allowed to purchase property within 50 miles of Mexico’s oceans?
I often get phone or Skype calls in which these foreign investors lead the conversation with the question, “What are the qualifiers to be able to invest in the U.S.?” The first time I was asked this, I thought the gentlemen were joking, but they are so accustomed to restrictions that they are amazed anyone can simply buy any property.

I am always impressed with how much our foreign friends know and understand about the U.S. They search across the waters looking for the best location to buy real estate because they truly understand the concept of real estate being all about location. They recognize the U.S. as being the top country for equity growth and know that appreciation in the U.S. surpasses almost every country.

They admire our ability to acquire such low finance rates and with 30-year amortization loans that are fixed rates. Foreign countries do not have 30-year fixed rate products at all. Foreign investors pay about 2 to 3 percent higher rates than we do.

Investors, both foreign and domestic, can indeed find incredible investments in the U.S. With pending inflation, U.S. investments are poised to provide a great hedge.

When I hear foreign investors’ envy and excitement about the opportunities they see here, I can certainly understand why they are amazed that more people in the U.S. are not investing in real estate.
